• Ideal total pad size: 10’ x 20’ (with utility and service clearance)

• Car washes
• Strip centers with excess parking
• RV parks and marinas
• Corner lots or roadside pull-offs
• Underutilized commercial pad sites
Traffic Requirements
• High car visibility & access
• Drive-up capability preferred
• Minimum ~2,500 cars/day (ideal for machine performance)
Utilities Access
• Must have or be close to water, electricity, and drainage/sewer hookup
• Landowner responsible for utility stub-out or tie-in
Zoning
• Commercially zoned or no zoning restrictions preferred
• We handle all permitting & city approvals
Ownership Structure
• Open to land leases (3–10 years) or pad site purchases
• Revenue share or fixed monthly rent available
